Rental Agreement

Effective date: April 19, 2026 — Rakuen Management Group, LLC d/b/a Rakuen Sol

Parties

This Rental Agreement is between Rakuen Management Group, LLC d/b/a Rakuen Sol (“Host”) and the guest named on the booking confirmation (“Guest”). By completing a booking or checking in, Guest agrees to these terms on behalf of themselves and all members of their party.

Occupancy

The property may not be occupied by more people than the maximum occupancy stated in the booking. Exceeding the stated occupancy is grounds for immediate termination of the stay without refund.

Check-in and check-out

Check-in and check-out times are stated in the booking confirmation. Early check-in or late check-out requires prior written approval. Guest must vacate by the stated check-out time and leave the property in the same condition as found, with reasonable wear and tear excepted.

No smoking

All Rakuen Sol properties are strictly non-smoking indoors. This includes cigarettes, cigars, vaping devices, and cannabis in any form. Smoking is only permitted outdoors at a designated area (where available) and all waste must be properly disposed of. Evidence of indoor smoking will result in a minimum cleaning fee of $300 charged to the payment method on file.

Pets

Pets are not permitted unless explicitly approved in writing prior to booking. Bringing an unapproved pet to the property will result in an additional fee and may result in early termination of the stay without refund.

Noise and events

Guests must respect quiet hours from 10:00 PM to 8:00 AM and comply with all local noise ordinances. Parties, events, or gatherings with more people than the stated occupancy are prohibited. Violation of this rule is grounds for immediate termination of the stay without refund and may result in police involvement.

Property care

Guest is responsible for returning the property in the same condition as found, with reasonable wear and tear excepted. This includes dishes washed or placed in the dishwasher, trash placed in designated bins, and no damage to furniture, linens, or appliances. Any damage beyond normal wear and tear will be charged to the payment method on file at cost plus a 15% administrative fee.

Prohibited activities

The following are strictly prohibited:

  • Illegal activity of any kind on the premises
  • Commercial photography or filming without written consent
  • Subletting or short-term re-rental of the property
  • Tampering with locks, security devices, or utilities
  • Removal of property furnishings or equipment from the premises

Access

Host or Host’s representatives may access the property in an emergency without notice. For non-emergency inspections or maintenance, Host will provide at least 24 hours’ notice except where impractical or where Guest has consented.

Indemnification

Guest agrees to indemnify and hold harmless Rakuen Management Group, LLC, its members, officers, employees, and agents from any claims, damages, liabilities, and expenses (including legal fees) arising from Guest’s use of the property or breach of this agreement.

Governing law

This agreement is governed by the laws of the State of Florida for properties located in Florida, and the laws of the State of Hawaii for properties located in Hawaii.
